Terms of Service

By accessing or using The Leads WI ("Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Service. These Terms apply to all visitors, users, and others who access or use the Service.

The Leads WI provides a subscription-based platform that monitors publicly available Wisconsin court records through the Consolidated Court Automation Programs (CCAP) system and aggregates lead information, including probate, eviction, foreclosure, and divorce filings, and delivers that information to subscribers. The Service covers select counties in southeastern Wisconsin and is intended for use by real estate professionals, investors, and related businesses.

Access to the Service requires a paid subscription or an active free trial. Subscription fees are billed on a monthly or annual basis depending on the plan selected. Prices are listed in US dollars and are subject to change with notice.

By subscribing, you authorize The Leads WI to charge your payment method on a recurring basis until you cancel. You are responsible for all charges incurred under your account.

Plan-level features

Features available to you depend on your active subscription tier:

• →Core ($49/mo or $469/yr): All lead types across covered Wisconsin counties, daily lead delivery, Lead Score™ rankings, estimated property value, CSV export, CCAP and Zillow links, saved leads, and lead notes.
• →Premium ($69/mo or $699/yr): All Core features plus enhanced property data including estimated equity, beds, baths, and square footage powered by ATTOM property enrichment.
• →Premium+ ($89/mo or $899/yr): All Premium features plus skip tracing (coming soon) for direct owner contact information.

Annual subscribers receive a Founding Member designation and a reduced effective monthly rate compared to monthly billing.

New subscribers receive a 7-day free trial with full access to their selected plan tier. No charge is made until the trial period ends. If you cancel before the trial ends, you will not be billed. Trial abuse prevention measures are in place — accounts determined to be exploiting the trial system may have trial access revoked.

There are no long-term contracts on monthly plans. You may cancel your subscription at any time from your account dashboard. Cancellation takes effect at the end of the current billing period. You will retain access to the Service until the end of your paid period.

Annual plan subscribers who cancel will retain access through the end of their paid annual period. Annual subscriptions are non-refundable after the initial 7-day trial period.

The Leads WI offers a referral program that rewards subscribers for referring new paying members. Referral rewards are issued only when a referred user completes a free trial and converts to an active paid subscription. Self-referrals are not permitted. Referral rewards are plan-aware: monthly subscribers receive one free month of service; annual subscribers receive a $49 credit. Referral rewards are subject to a 30-day qualification period. The Leads WI reserves the right to modify or discontinue the referral program at any time.

The lead data provided through the Service is sourced from publicly available Wisconsin court records via CCAP. You agree to use this data only for lawful purposes and in compliance with all applicable federal, state, and local laws, including but not limited to the Fair Debt Collection Practices Act, CAN-SPAM Act, and Telephone Consumer Protection Act. You are solely responsible for how you use the lead data.

You may not resell, redistribute, sublicense, or otherwise commercialize the lead data to third parties without prior written consent from The Leads WI.

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You agree to notify us immediately at matt@theleadswi.com if you suspect any unauthorized use of your account.

The Service, including its software, design, text, Lead Score™ methodology, and graphics, is the intellectual property of The Leads WI and Rose Home Buyers LLC. You are granted a limited, non-exclusive, non-transferable license to access and use the Service for your own business purposes. You may not copy, modify, distribute, sell, or lease any part of the Service.

The Service is provided "as is" and "as available" without warranties of any kind, express or implied. We do not warrant that the Service will be uninterrupted, error-free, or that the data will be complete, accurate, or up to date. Court records sourced from CCAP may contain errors, omissions, or delays that are outside our control. Property data enrichment is provided by third-party sources and is estimated — it is not a guarantee of property value or investment return.

To the maximum extent permitted by law, The Leads WI and its owners, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use the Service, even if we have been advised of the possibility of such damages. Our total liability for any claim arising from use of the Service shall not exceed the amount you paid us in the 30 days preceding the claim.

We reserve the right to suspend or terminate your account at any time if you violate these Terms, engage in fraudulent activity, or use the Service in a way that harms other users or third parties. Upon termination, your right to access the Service will immediately cease.

We may update these Terms from time to time. We will notify you of material changes by email or by posting a notice on the Service. Continued use of the Service after changes take effect constitutes your acceptance of the revised Terms.

These Terms are governed by and construed in accordance with the laws of the State of Wisconsin, without regard to its conflict of law principles. Any disputes arising under these Terms shall be resolved in the courts located in Milwaukee County, Wisconsin.

The Leads WI is a service operated by Rose Home Buyers LLC, a Wisconsin limited liability company. References to "The Leads WI," "we," "us," or "our" in these Terms refer to Rose Home Buyers LLC and its The Leads WI service.
